What is a LRD?
LEASE RENTAL DISCOUNTING is a term loan facility offered by financial institutions by charging the rental receipts as income. The cash inflows from leasing or renting the property are examined on long term basis and the loan eligibility amount is calculated. The loan is offered on discounted value of the future rentals. Only income generating assets and properties qualify for a LRD facility.
Features of LRD
LOAN TO VALUE RATIO
The Loan to Value ratio gives an estimate of what amount of loan the bank can provide against a property. 70% of the valuation is generally allowed by the banks.
UTILITY
The borrower can expand the business using the loan from LRD.
BALANCED CASH FLOWS
As the EMI is generally financed from the rentals received , there is no interruption in the regular cash flow from operations.
FLEXI LOAN FACILITY
Flexi loan facility i.e. paying interest only on the amount utilised from the amount sanctioned is available at certain financial institutions also.

Who Are Eligible For LRD?
Age
The minimum age is 21 years.
Nationality
Resident Citizen of India with no Criminal Record.
Income
The income from the lease rentals should be enough to support the EMI of your loan. The minimum limit is at the discretion of the lenders.
Property Valuation
The property which generates the lease rentals should form the primary collateral for LRD facility.
